OpenAI has signed a lease to take IPUT Real Estate’s 88,000 sq ft Tropical Fruit Warehouse building in Dublin’s Docklands as its new EU headquarters.

The company will move into the building late this year and over the next two years plans to add 250 new roles to its 100-strong Dublin workforce.

“Our new EU headquarters reflects our long-term commitment to helping businesses, developers and communities benefit from our innovation.”
Taoiseach Micheál Martin said: “Ireland’s talent base and strong research ecosystem put us in a strong position to take advantage of the AI revolution for the benefit of citizens and businesses alike.
“In a short time, OpenAI has built a talented team that anchored the company here and I am confident today’s commitment and investment will only further OpenAI’s success story in the years to come.”
The former Tropical Fruit Company warehouse was built in the 1890s and was refurbished into an office development after its acquisition by IPUT in late 2016 for just over €20m (£17m).
In 2024, Social media company TikTok pulled out of a commitment to sign a 15-year lease at the property.
