Real estate investment manager Long Harbour has arranged a five-year, £160m NatWest loan secured against completed London build-to-rent (BTR) schemes The Eades in Walthamstow and Riverstone Heights in Bromley-by-Bow.

The Eades comprises 495 homes across two towers, 99 of which are available at discounted market rent.

Completed in September, the scheme also has more than 25,000 sq ft of amenities, including co-working spaces, a gym and yoga studio and a rooftop terrace.

Meanwhile, Riverstone Heights, completed in 2023, comprises 204 homes and forms part of the east London Leaside Lock development area.

Both assets are managed by Long Harbour’s vertically integrated platform Way of Life.

Rebecca Taylor, managing director of multi-family housing at Long Harbour, said the loan demonstrated the “strength of the BTR sector’s investment proposition, where the imbalance between demand and supply continues to support growth”.

She added: “The Eades and Riverstone Heights are exceptional assets and our team has shown real operational strength through our vertically integrated platform, Way of Life, delivering long-term income streams and helping us secure this attractive new financing from NatWest.

“Both assets sit within regeneration zones, providing high-quality, professionally managed homes for local people, as well as attracting residents from across London.

“As supply of BTR homes in the capital remains constrained and demand keeps growing, we are confident in the long-term prospects of these two prime assets, which stand to benefit significantly from this financing.”

Earlier this month, Long Harbour secured a £100m equity commitment from the National Housing Bank (NHB) to support its single-family housing fund. The NHB cash brought the total committed to the fund to around £400m, after Long Harbour secured a £300m seed equity commitment from South Korea’s National Pension Fund in December 2024.
