The development represents one of the most significant speculative logistics schemes in the Midlands and is scheduled to reach practical completion in the first quarter of 2027.

The facility has been designed to meet the requirements of modern occupiers with a 15m clear internal height, 55m yard depth and capacity for more than 105,000 pallets of very narrow aisle racking. The scheme will also deliver 5.3 MVA of power capacity.

The building will target BREEAM ‘Outstanding’ and EPC ‘A+’ ratings, alongside net zero carbon in construction.

Patrick Clews, development manager at Panattoni, said: “There remains a clear shortage of high-quality speculative space of this scale in the ‘golden triangle’, particularly in locations offering immediate motorway access. Panattoni Park Coventry addresses that gap, delivering a best-in-class building directly on the M6.

“This is a prime logistics location with an established occupier base, and we are seeing sustained demand for large, well-located units that can be delivered quickly. By developing speculatively, we are able to provide occupiers with immediate, future-ready capacity in one of the UK’s most important distribution corridors.”

Panattoni Park Coventry is located within an established logistics ecosystem and major occupiers in the surrounding area include CEVA, Co-op, DHL, Halfords and Parcelforce.

The scheme is being marketed by Newmark and APEX.
