The mixed-use estate is being offered for sale for only the second time in its 250-year history, and for the first time since acquired by property investor Targetfollow bought it in 2008.

The selling agents described the estate as “one of the rarest offerings to reach the UK property market in a generation”.

Georgian colonnaded arcade The Pantiles, which has 25 retail and restaurant units, workspace and flats totalling more than 40,000 sq ft.

The area, which is known for its summer jazz nights, artisan markets and New Year’s Eve party, drew in 1.6 million visitors in 2025, which is expected to rise to two million this year.

Occupiers at The Pantiles include The Futon Company, The Diamond Setter and Socktopus, alongside restaurants such as Sankey’s and Essence.

The land being marketed includes Tunbridge Wells and Rusthall Commons, along with the Lord of the Manor of Rusthall title.

Hugh White, head of national capital markets at BNP Paribas Real Estate, said: “The Pantiles represents an exceptionally rare opportunity to acquire one of the UK’s most recognisable and historically significant mixed-use estates.

“Opportunities to purchase assets of this scale, heritage and quality are incredibly scarce, particularly those that combine strong existing income with genuine long-term asset management and placemaking potential.

“The estate’s diverse occupier mix, resilient performance and enduring appeal as a destination make it a compelling proposition for investors seeking both secure income and the chance to steward an iconic piece of British history.”
