
Homes England and housebuilder Vistry Group have agreed a conditional contract to accelerate the delivery of 1,000 new homes at Northstowe, Cambridgeshire.
The deal will support the delivery of 900 Vistry homes, as well as two SME land parcels comprising 50 homes each. Of the new units, around 40% will be allocated for affordable housing tenures.
Plans also include a new primary school alongside supporting infrastructure such as roads, utilities and green spaces.
More than £20m of social infrastructure and planning contributions will be made as part of the scheme through the agreed Section 106 agreement.
Stephen Teagle, chief executive of partnerships and regeneration at Vistry, said the development would comprise “much-needed mixed-tenure homes alongside the vital infrastructure required for communities to thrive”.
“Northstowe is an important and ambitious new community, and we’re pleased to be working with Homes England to accelerate the next stage of its growth,” he added.

Planning applications for the homes are expected to be finalised before the end of the year, with construction to commence in 2027. The first residents are expected to move in from 2028.
Yesterday (13 April), Greg Fitzgerald officially stepped down as Vistry’s chief executive and chair, succeeded by Adam Daniels and Rob Woodward respectively with immediate effect.
