Criterion Capital’s Zedwell brand has unveiled plans to convert a six-storey office building at 39 Bell Lane in Spitalfields, east London into a 143-room hotel.

The former office block has been stripped back to its shell condition. Zedwell plans to add a vertical extension and façade enhancements, bringing the development to around 40,000 sq ft.

As well as the hotel, the scheme will include more than 7,500 sq ft of affordable workspace on the ground and first floors.

“Spitalfields sits at the crossroads of London’s financial, cultural and creative districts and attracts a diverse mix of international visitors, professionals and entrepreneurs, making it an exceptional location for Zedwell,” said Halima Aziz, head of hotels at Zedwell.

“With a current and committed pipeline of more than 9,000 rooms by 2028, we are continuing to build a scalable platform in the world’s most supply-constrained urban markets, and Spitalfields represents another important step in that journey.”

The announcement comes just days after Zedwell unveiled its expansion into Oxford and York, as the brand ramps up its UK rollout. Last year, the group opened “the world’s largest” capsule hotel at Piccadilly Circus in central London.
