
Spacemade has signed a pair of new locations in Marylebone and Bloomsbury after agreements with two of London’s most established landed estates.

The flexible office operator has struck a deal with The Bedford Estates to take over 22-23 Bedford Square in Bloomsbury, to operate around 17,000 sq ft of space across six floors. The grade I-listed Georgian property will transition directly to Spacemade’s operating model from its previous operator. The space includes private offices, co-working space and an event lounge, bar and terraces.
It has also signed an additional building at 50 Queen Anne Street with The Howard de Walden Estate, which expands its Elmtree collection of flex offices in Marylebone to four buildings and around 26,000 sq ft.
Jonny Rosenblatt, co-founder and chief executive of Spacemade, said the two signings highlight how London’s long-standing estates are increasingly integrating flexible workspace as a core component of their long-term strategy.
“The question is no longer whether flex belongs, but how it’s delivered and who is trusted to operate it,” Rosenblatt said. “These partnerships reflect a shared long-term mindset — respect for heritage, clarity on quality and a focus on occupiers who value flexibility without compromise. Estates are moving away from short-term leasing towards long-term operating partnerships, and that’s where we sit.”

Spacemade operates a total of 18 buildings, spanning serviced offices, co-working spaces and meeting rooms.
Richard North, head of commercial leasing at The Howard de Walden Estate, said: “We’re excited to be launching 50 Queen Anne Street this summer. As the fourth site in our Elmtree collection, and sixth in partnership with Spacemade, it introduces much-needed private office space, building on our existing offer and reinforcing our commitment to providing a diverse range of workspaces across The Howard de Walden Estate.”
