US tech giant OpenAI has signed a lease for its first permanent office in London in King’s Cross.

The firm will take 88,500 sq ft of space at Regent Quarter, spanning Jahn Court and the Brassworks Building.

The office, developed by Endurance Land, will have capacity for up to 544 staff and is expected to open in 2027.

OpenAI said it harboured ambitions to establish London as its largest research hub outside the US. However, the signing comes just days after the firm announced it would be shelving its UK artificial intelligence (AI) infrastructure investment project, Stargate UK.

“The UK has an incredible depth of talent and a strong track record in AI. London is already a key hub for our research and teams, and this new office gives us the space to keep building here,” said Phoebe Thacker, global head of data research programmes and London site lead at OpenAI.

“We’re seeing real momentum in how businesses, developers and institutions across the UK are using AI, and we want to support that growth. This investment reflects our long-term commitment to the UK and the role it can play in shaping how AI is developed safely and used to benefit people all over the world.”

OpenAI currently employs around 200 people in London across research, engineering, customer support, integrity enterprise, start-ups, policy, communications, marketing and sales. The company said it expected to expand its team in the coming years.

Oliver Jackson, director at Endurance Land, said: “This landmark letting represents a pivotal moment for Regent Quarter as a destination for pioneering organisations shaping the future of their industries. As we continue to evolve the estate, our ambition at Endurance Land is to create a campus for knowledge-led occupiers that attracts and supports leading global innovators, fostering a dynamic ecosystem defined by collaboration, innovation and long-term growth.”
