Hamilton Russell Harper Wood, part of the Langcroft Group, has acquired the historic Nottingham War Rooms to pave the way for a mixed-use redevelopment scheme.

The scheme, bought from Homes England for an undisclosed sum, forms part of the wider regeneration of the area, combining commercial redevelopment with new housing.

The surrounding residential land has been sub-sold to East Midlands Housing Group, which will develop 104 affordable homes.

The war rooms are located in a bunker near the city centre in Beechdale and were constructed during the Cold War as one of 17 regional war rooms across England and Scotland. The structure was designed to withstand nuclear attack and later served as a regional seat of government and a BBC emergency broadcasting facility before being decommissioned in 1969.

It will now be repurposed with approved plans including new workspace, conferencing and exhibition facilities, health and wellbeing uses, food and beverage outlets, and media and creative spaces.

Some of the bunker’s original features will be preserved and restored, such as the Lamson tube room housing a pneumatic tube communication system, the BBC recording studio, plant rooms and kitchen facilities.

New entrances will be created alongside roof alterations and improved access to bring in more daylight.

Property and planning law firm Devello Group represented Hamilton Russell Harper Wood during the sale.

Hamilton Russell Harper Wood was selected as the developer through a competitive Homes England tender process, following multiple approval stages. Planning permission was granted in December 2025.

Work on the scheme is expected to start this month, with the first homes targeted for occupation by April 2027.
