A joint venture between Muse and Wythenshawe Community Housing Group has secured planning consent for 125 affordable homes as part of the £500m Wythenshawe town-centre regeneration masterplan in Greater Manchester.

The Alpha House scheme will comprise one- and two-bedroom apartments available for social rent, plus new outdoor and communal spaces.

The homes will be built on the site of a former 1970s office building also housing a martial arts school and solicitor’s practice, which have relocated in the city.

The upper floors of the building had been vacant for the more than 15 years and it has already been demolished to make way for the scheme.

Earlier this month, plans for C2 The Birtles and Brotherton House buildings on the same site were approved.

The wider masterplan will include up to 2,000 homes to be built over 10 to 15 years. New community facilities, including a culture hub and food hall, are now under construction, alongside plans for new workspaces.

Joe Stockton, development director at Muse, said: “Securing the green light for Alpha House, alongside C2 The Birtles and Brotherton House, marks a major milestone in delivering over 400 affordable homes for Wythenshawe, all of which will be available for social rent.

“The three new communities are central to the wider vision for Wythenshawe, complementing exciting town-centre improvements such as the vibrant new food hall, culture hub and modern workspaces, which have all been designed to strengthen the town centre and benefit the local community.”

WCHC executive director Andrea Lowman added: “Alpha House will provide genuinely affordable homes for local people at different stages of life, including those who need more accessible housing and want to stay connected to their community.

“At a time when demand for social rent continues to grow, it is vital that developments like this prioritise long-term affordability and quality. We’ll continue to work with residents to make sure these homes are well managed, well connected and support people to live independently.”
