Landsec has reported that a string of lettings have taken its latest premium flexible workspace, MYO at London’s King’s Cross, to more than 60% occupancy, driven by international AI and technology-led businesses.
Over 10 tech companies have taken space at MYO King’s Cross since it opened less than six months ago, as these business scale up their operations or establish European HQs, according to Landsec.
New tech tenants at the scheme include AI-powered answer engine Perplexity AI and customer relationship management platform PlanHat, with further deals in advanced negotiations, Landsec added.
Landsec now expects the flex workspace to be around 90% let by summer, ahead of expectations, as demand for best-in-class workspace grows across London.
MYO Kings Cross features over 80,000 sq ft of workspace, wellness rooms and a members-only gym, as part of Landsec’s broader workspace portfolio across London.
Landsec added that demand remains strong across its wider office portfolio, which is effectively fully let.
With limited new supply of well-connected, high-quality workspace in the market, Landsec has also seen positive occupier engagement at its two London developments set for completion this year, Timber Square, SE1 and Thirty High, SW1.
Oliver Knight, head of Workplace at Landsec, said: “The strong uptake at MYO King’s Cross underlines the continued demand from AI and technology-led businesses for premium workspace that blends flexibility with excellent amenities and connectivity.
“With our portfolio of best-in-class workspaces across London, supported by our deep understanding of tech occupiers and a strong track record of long-term partnerships, we look forward to collaborating closely with these businesses as they continue to grow.”
