HUB has secured planning approval from Southwark Council for its 1.2-acre mixed-use development at Elephant and Castle in south London, including 695 co-living homes.
The plans also include affordable homes for social rent, an NHS health centre, and ground-floor amenity spaces, all split between three buildings. Around 20 additional three bed homes will also be built.
HUB and investment firm H.I.G acquired the site from Lendlease in December 2024 for £42m, before submitting a planning application last October.
The health centre will be located on the ground and first floors of one of the three buildings, with amenities set to include a shared podium courtyard with a children’s play area, two rooftop terraces and communal gathering areas.
The scheme, designed by architects Allford Hall Monaghan Morris, is targeting a 128% biodiversity net gain, with active frontages designed by landscape architect Gillespies.
The development forms part of the wider 10-acre Elephant Park masterplan, which includes more than 50 retail and leisure units, community spaces and a weekend food and craft market.
HUB managing director Damien Sharkey said: “Securing this consent for just shy of 700 homes sends a clear signal of confidence in innovative, community‑focused rental living.
“Through Southwark Council’s decision, we can bring forward a significant mixed-use scheme with high‑quality co‑living homes and much‑needed affordable homes for social rent, as well as essential community infrastructure including a new NHS health centre – all within an exceptionally well‑connected, vibrant neighbourhood.
“We look forward to working with our partners to progress delivery and bring forward a high-quality final chapter for Elephant Park that builds on the neighbourhood’s proven success.”
