US developer and investor Hillwood has secured planning permission for an industrial and logistics development in Luton.

Hillwood Park Luton, just off the M1 at junction 11A, will comprise 284,575 sq ft of accommodation across eight grade-A units ranging in size from 14,251 sq ft to 79,975 sq ft.

All units will target BREEAM ‘Excellent’ certification and offer electric vehicle charging infrastructure and future-ready building systems.

“We are delighted to have secured planning permission for Hillwood Park, a development that reflects both our long-term commitment to Luton and the continued demand for high-quality logistics and industrial space in the area,” said Hillwood development director Greg Dalton.

Hillwood has appointed Glencar to manage the build. Construction is due to begin in March and units are expected to be ready for early occupation from January 2027.

Earlier this year, Hillwood acquired a 35-acre site in Crewe from a Co-op Group subsidiary for a £100m speculative industrial development.

The land, which is within the emerging WestonM6 neighbourhood between the A500 and David Whitby Way, has detailed planning consent for a scheme totalling 800,000 sq ft.
