Hallam Land, the land promotion and planning arm of Henry Boot, has won a planning appeal to secure outline permission for 1,000 homes in Ashford, Kent.

Hallam Land first submitted a planning application in 2018. The site received an allocation for housing in the Ashford Local Plan in 2019, but Ashford Borough Council failed to decide on the application, leading Hallam Land to launch an appeal in January 2025 based on non-determination.

The homes will include a 19% affordable provision and the plans also include self-build plots, a local centre, primary school, flexible office space and a new community hall.

Henry Boot chief executive Tim Roberts said: “Securing outline planning consent for 1,000 homes in Ashford marks another significant milestone for Hallam Land and reflects the strong momentum we are seeing across the business.

“Hallam Land continues to prove its resilience and expertise in unlocking high quality development opportunities alongside landowners and local authorities.”

Henry Boot said marketing of the site for sale will start shortly.

Last month, Henry Boot warned that its 2026 profit would come in significantly below market expectations, citing muted transaction volumes and tough macroeconomic trading conditions.
