Chancerygate has acquired a vacant seven-acre site in Coleshill, near Birmingham, to speculatively develop 145,000 sq ft of grade-A sustainable urban logistics accommodation.

Chancerygate purchased the site within the established Hams Hall industrial and logistics location from Cracknore Hams Hall for an undisclosed sum.

The proposed scheme will comprise six leasehold units ranging from 12,000 sq ft to 47,000 sq ft. All units will be highly energy efficient, targeting EPC ‘A’ and BREEAM ‘Excellent’ ratings.

A planning application will be submitted in the second quarter of this year; construction is expected to commence in the first quarter of next year and practical completion is anticipated in the fourth quarter of 2027.

“This was a complex transaction, which required input from multiple parties to unlock one of the premier sites in the West Midlands,” said Chancerygate development manager Rob Watts.

“This acquisition gives us the opportunity to bring forward high-specification, sustainable space at Hams Hall and support new local employment opportunities.”

He added: “There is strong demand from businesses operating in the West Midlands for modern accommodation in well-connected industrial and logistics locations. Our plans are designed to meet that need with flexible units ideal for a wide range of occupiers.”

In the UK, Chancerygate has around 2.2m sq ft of urban logistics space under construction or ready for development across 15 sites ranging from Leeds to Croydon.

Cracknore Hams Hall was advised on the sale by Box4, while Chancerygate was advised by DTRE. Both have been retained as letting agents for the development.
