Chancerygate and Bridges Fund Management have completed work on Airport Trade Park, a €40m (£34.7m) grade-A urban logistics development near Dublin Airport, with three units pre-let.
The 120,260 sq ft development is located on a prime five-acre site situated 1.7km south of Dublin Airport and approximately 8km north of Dublin city centre. The scheme comprises 13 units ranging from 3,615 sq ft to 22,670 sq ft.
The development already has three units pre-let, totalling 31,200 sq ft. All were secured ahead of practical completion and represent a diverse range of international businesses, Chancerygate said.
Corporate gifting and branded merchandise company Imprint Engine has taken a 16,100 sq ft unit on a 15-year lease, while electrical connector and tooling manufacturer Cembre will occupy a 7,550 sq ft unit on a 10-year term.
The final pre-let was secured by networking and firewall software company Netgate, which has taken a 7,550 sq ft unit on a 10-year term. Both Cembre and Netgate are new entrants to the Irish market, with the former headquartered in Italy and the latter in the US.
Airport Trade Park is the first development in Ireland for the Chancerygate and Bridges partnership, which has delivered similar UK projects together for over a decade.
Ed Dobbs, Chancerygate development director and head of the Irish office, said: “Achieving practical completion at Airport Trade Park and securing three pre-lets soon after we have acquired the North Gate Portfolio is a true statement of Chancerygate’s intent in Ireland.
“We have delivered an outstanding urban logistics development with our long-term partner Bridges, which showcases our high-specification, sustainable product in an excellent strategic location.”
Dobbs added: “Our focus is now on expanding our development and investment footprint throughout Ireland and we have the funds and ambition to do so.”
Airport Trade Park is targeting LEED ‘Gold’ accreditation and will benefit from electric vehicle charging points, photovoltaic panels and air source heat pumps.
The agents for Airport Trade Park are CBRE and Lisney.
