London could see up to 4m sq ft of AI-led office take-up by 2033, driven by the capital’s position as a global technology hub, according to CBRE research.

Tech companies have leased 17.9m sq ft of office space across central London since 2013 and the firm is predicting that strong recent growth in London’s tech sector will continue.

At the end of 2025, CBRE was tracking around 600,000 sq ft of office requirements from tech firms, representing 9% of total market demand.

Its 2033 tech company take-up prediction would equate to 43% of all unlet space under development in central London, a sizeable chunk of take-up in a supply-constrained market.

The figure is based on London’s past tech growth and its previous ‘mobile-app era’ expansion from 2011 to 2022, compared to San Francisco, where CBRE believes AI growth is three years ahead of London.

The research follows major leasing deals for London offices this month, with Anthropic taking 158,000 sq ft at British Land and Royal London Asset Management’s One Triton Square, and OpenAI taking 88,500 sq ft of space at Regent Quarter.

British Land last week reported that AI occupiers were driving leasing across its campus portfolio.

CBRE said AI-led occupiers were playing an increasingly large role in the tech landscape in London, accounting for 34% of technology sector take-up in 2025, up from just 4% in 2015.

Since 2015, CBRE said AI-led firms have taken 1.5m sq ft of traditional office space in the capital, accounting for 11% of total tech sector take-up. More than half of this space has been acquired since the start of 2022, reflecting the subsector’s rapid growth.

Mike Gedye, head of tech sector, vertical, at CBRE UK, said: “What stands out from our research is the speed at which tech and AI businesses are making a footprint in London on a relatively small, or short-term lease, but upsizing significantly within 18 to 24 months.

“We expect London’s depth of talent and established tech ecosystem to continue reinforcing its position as a global hub for technology and AI. Importantly, this demand for talent extends well beyond the technology sector, underpinning London’s long-term appeal.”
