
Railpen has secured planning consent for the redevelopment of 12 Smithfield, in the City of London, to reposition the building as sustainable workspace.

Due to complete in the fourth quarter of 2028, the scheme will comprise more than 122,000 sq ft of office and amenity space.
The development will feature office floorplates of up to 20,000 sq ft across five levels and include more than 9,400 sq ft of private terraces and a rooftop garden, alongside 11,400 sq ft of multi-functional retail, café and amenity space.
The project will contribute to the regeneration of the Smithfield area, which is undergoing £400m of investment. This includes the planned opening of the new London Museum in 2028 at the historic Smithfield Market site.

The scheme is targeting BREEAM ‘Outstanding’, EPC ‘A’, WELL Core ‘Platinum’ and NABERS UK five-star ratings and is set to be net zero carbon in operation.

Railpen has appointed JLL and Newmark to search for potential occupiers.
The consent follows Railpen’s continued investment in repositioning office assets across central London, including The Fenner at 26 Red Lion Square in Holborn, as well as 125 Wood Street and 4 Coleman Street in the City.
