Healthcare investment company 10M Healthcare has leased No 1 Harley Street in London from The Howard de Walden Estate to create a £100m ambulatory surgery centre (ASC).

The new facility in the Harley Street health district in Marylebone will open in the final quarter of the year, providing same-day surgical treatments across specialities including orthopaedics, neurology, gynaecology and women’s health, cardiology, dermatology, and ENT.

No 1 Harley Street will have five surgical theatres, GP consultation rooms, screening services, and wellbeing suites.

The Howard de Walden Estate said the deal demonstrates significant demand for space in its healthcare portfolio.

Ken Anderson, chief executive at 10M Healthcare, said securing the building marked a “significant milestone and reflects our commitment to delivering a state‑of‑the‑art medical facility for short‑term day patients”.

He added: “What sets this development apart is the creation of a fully integrated ASC in the heart of the Harley Street Health District. The extensive refurbishment and fit‑out is well under way, and we look forward to opening later this year in London’s leading health innovation district.”

Paul Bakker, head of healthcare asset management at The Howard de Walden Estate, said: “We are delighted to welcome 10M Healthcare to Harley Street Health District. This letting reflects the growing demand for high-quality ambulatory care and supports our broader ambition to create a more integrated, future-facing healthcare ecosystem in the heart of London.”

Cushman & Wakefield represented 10M Healthcare in the deal.

Earlier this month, data from CBRE suggested the care home sector is moving into the commercial property mainstream, as 68% of investors increased their healthcare provision last year.
