
Barratt Redrow has formed a joint venture (JV) with Places for People to deliver a major garden town scheme in East Hertfordshire with around 8,500 homes.

The pair will deliver a scheme spanning a network of six walkable villages on the outskirts of Gilston in a garden town-style community development across 1,630 acres of public open space, restored historic parkland, meadows and woodland.
It will include at least 1,950 affordable homes, as well as extensive infrastructure and placement features, including 312,200 sq ft of commercial space, community hubs, leisure space, green space and allotments, heritage trails and schools.
The JV is forecast to generate more than £6bn in economic impact.
The scheme has been in development for nearly two decades. Enabling works started in 2024 and East Hertfordshire District Council awarded formal planning permission in January last year.
The scheme is not part of the government’s new towns programme, but Greg Reed, chief executive of Places for People, said it was a “blueprint for modern garden towns”.
