
Housebuilder Berkeley Group has unveiled plans for its 1,014-home mixed-use regeneration development in the town centre of Sutton, south-west London.

The 5.6-acre Sutton Garden Square will redevelop a former chalk quarry site and create 8,500 sq ft of commercial space, plus 1.1 acres of publicly accessible green space, on a site previously occupied by a B&Q superstore and two-storey car park, which closed in 2024 at the end of its lease.
Amenities for residents are set to include a gym, resident’s lounge, co-working and meeting spaces, media room, children’s corner and a pet spa, as well as private roof gardens and landscaped gardens.
Almost two thirds of the masterplan is dedicated to landscaped areas and the new public park, targeting a 171% biodiversity net gain.
Berkeley will also improve connectivity between Sutton’s town-centre areas, supported by investment in local infrastructure, pedestrian links and highway improvements.

Bringing our placemaking expertise to this underused brownfield site, we will deliver a vibrant new community that reflects how people want to live today.
“By combining design-led homes with premium amenities, excellent connectivity and extensive new green spaces, the development will reconnect the site to Sutton town centre and bring high-quality homes and long-lasting community benefits where they are needed most.”
Enabling works on the scheme are under way, with the first 159-home phase set to be launched this year.
Yesterday (1 April), Berkeley Group announced plans to halt land acquisitions due to current market conditions, except through joint ventures, to focus on its existing land holdings.
