The homes at the West Site scheme will be split between three residential towers and three mansion blocks, including 165 affordable and social rented homes.

West Site will also include 452 purpose-built student accommodation units. Elements of the London College of Communication workshop building will be retained to create a 20,000 sq ft cultural venue, while a new public square with retail and restaurant spaces is also planned.

Get Living submitted revised plans for the final phase in April 2025, replacing the first-floor retail spaces with more affordable housing.

Revisions were initially unveiled in July 2024 in light of changes to building safety and sustainability regulations and the needs of the local community.

Chief executive Rick de Blaby said: “This planning consent represents the final piece of the jigsaw, enabling a regeneration of real and lasting importance, one that everyone can be proud of for generations to come.

“Elephant and Castle is renowned for its rich cultural heritage and we are honoured to be preserving this while bringing new energy and innovation to the area.”

He added that 2026 “is an exciting year for the Elephant, with new residents moving in this summer and retailers opening their doors later this year. None of this would be possible without our strong partnership with Southwark Council and the many other stakeholders that are on this journey with us.”

The first phase, Elephant Central, launched in 2017, included 374 homes for rent, 278 student homes and 65,659 sq ft of commercial space.

The West Site will sit alongside The Elephant, the second phase of the scheme where 485 homes are set to be completed this summer, with more than 30 shops, restaurants and leisure space to follow later this year.
